Drawing reviews, structured.
Xenmark is browser-based PDF markup software for technical drawing reviews. Mark up drawings, track every comment by author and status, and export clean PDF and Excel deliverables.

PDF & Excel
Review Panel: pin comments straight onto the drawing and track status, author and replies in one list. Comment register export: every comment numbered, with status, author, date and replies, as PDF or Excel.
The chaos isn't the Excel. The chaos is everything before it. Three reviewers, fifteen email threads, a marked-up PDF from your consultant, a screenshot buried in Teams — and you, at the end, compiling it all by hand.
If you run the drawing review, this is for you.
Owners, owner representatives, building managers, asset operators, technical consultants — anyone who receives PDF drawings and needs to send back structured feedback. It works in the other direction too: an engineering firm can run the review itself and collect its client's comments on the issued PDF, without handing over CAD files. Projects big or small, from house plans to ship blocks to plant layouts.
Built for the way reviews actually happen.
Not a CAD tool. Not a document management system. A focused review surface that produces clean, audit-grade deliverables and gets out of your way.
Structured comments on the drawing
Comments placed directly on the PDF with pin, rectangle, and callout annotations, plus measurement tools and review symbols for marking a drawing without writing a note. Stable numbering — if comment #5 is deleted, the gap stays. Replies, image attachments, and @mentions keep the whole conversation in one thread per comment.
Revision-aware comment history
Upload a new revision to the same drawing slot. Old comments stay tied to their revision, new comments live on the new one. Track "addressed in Rev B" cleanly.
Comment plan and comment list
One export gives you a comment plan PDF (where each comment is) and a comment list Excel (what each comment says). Same numbers on both. Your engineering firm processes them like any other document.
Audit-grade activity log
Every upload, comment, status change, reply, and deletion captured with timestamp and author. The unimpeachable timeline you'll want six months later when someone asks "when did we flag that?"
Invite everyone for free
Share drawings with clients, consultants, engineers, and reviewers in one place. Only the person running the project needs a plan; everyone else can join the review for free.
Project-based access
Each project is isolated. Members only see what they are invited to. No cross-project leakage, no accidentally exposing one client's drawings to another.
From PDF to structured feedback, in five steps.
No spreadsheet assembly. No chasing email threads. Five steps, one place.
Receive a drawing
Your engineering firm sends a PDF revision. Xenmark starts where that review usually begins.
Upload & invite reviewers
Upload the PDF to a project and invite the people who need to comment, reply, or review.
Review together
Place numbered comments on the drawing, reply in threads, attach images, @mention people, and track status.
Export both documents
Send back a comment plan PDF and a clean Excel list with matching comment numbers.
Close & archive locally
Close the project and download the archive bundle with deliverables, attachments, activity log, and README.
Three roles. One shared review.
Create a project, invite the people who need to review it, and keep the conversation in one place. Invited clients, consultants, engineers, and reviewers can join for free — they only need their own plan if they want to run projects themselves or use their own branding.
Set up & run the review.
Creates the project, uploads drawings and revisions, invites everyone else, manages access, and exports the final deliverables.
Add comments and updates.
Can upload drawings, add comments and annotations, reply, update statuses, and export — without managing the project.
View, reply, and export.
Can view project content, reply to comments, and export the review outputs. Good for clients, consultants, or engineering firms who need to take part without running the project.
Two documents, one local archive.
Comment plan PDF shows where every comment is. Comment list Excel shows what each comment says. Same numbered pins on both, so your team can hand over one clear set of documents without chasing marked-up PDFs, emails, or conflicting versions.
- Same numbers on PDF and Excel

Common questions.
Honest answers about what Xenmark is — and what it isn't.
Is this for engineering firms making drawings, or for buyers reviewing them?
Either — Xenmark is built for whoever runs the review. Most often that is the side that receives drawings: owners, owner reps, building managers, asset operators, technical consultants, with the engineering firm joining free as a Participant to address and close out comments. It works the same way pointed the other direction: an engineering firm can run the review itself and collect its own client's comments on the issued PDF, without handing over the CAD files.
Is Xenmark for CAD files?
No. Xenmark is focused on PDF drawing review. Engineering firms work in their CAD master files; reviewers work in PDFs. Xenmark is the structured surface in between — where the comments and replies live.
Does Xenmark replace our document management system?
No. Xenmark is a focused review workflow that produces clean deliverables — comment plan PDF, comment list Excel, full archive bundle on close. It complements your DMS, it doesn't replace it. You store the deliverables wherever you already store project documents.
What do I get when a project closes?
A full archive bundle (.zip) containing every revision's PDF and Excel exports, all comment attachments, complete activity log, and a README. Stored on your side. PDFs and Excel files readable forever, in any tool. No vendor lock-in.
Does Xenmark store our drawings forever?
No — and intentionally so. Xenmark is a review coordination tool, not permanent storage or a document archive. Free projects delete after a 7-day grace period. Plus projects move to read-only archive for 180 days, then delete (Pro: 365 days), with email reminders before deletion. You walk away with the archive bundle on your own storage. That's the durable record.
Do engineering firms need to pay to join?
No. The Project Manager is the only one who needs a plan. Everyone you invite — your team as Editors, your engineering firm as Participants — joins free. The whole review conversation lives in one shared place without anyone else needing to buy anything.
What do I send back to the engineering firm?
Two documents: a comment plan PDF (where each numbered comment is, spatially) and a comment list Excel (what each comment says). Same numbered pins on both. The engineering firm processes them like any other deliverable.
Can deliverables include our own branding?
On Plus and Pro, yes — your logo and document control format on the comment plan PDF and Excel list. On Free, deliverables are Xenmark-branded. Custom branding is the key upgrade reason for working professionals.
What plans does Xenmark offer?
Three plans: Free (€0, 1 project), Plus (€14.99/mo, 3 projects, custom branding), and Pro (€59.99/mo, 15 projects, full team review management). See the pricing page for full limits. Billing is handled through the Xenmark app.
Does the landing page handle login?
No. Login and signup are handled by the actual Xenmark app at my.xenmark.app. This page exists to introduce the product — authentication and billing live where they belong.
