First, a clarification: this page is about Drawboard Projects, the AEC design review tool formerly called Bullclip — not Drawboard PDF, which is a separate markup app with its own free tier and its own pricing.
These two are close. Drawboard Projects pins issues to drawings, threads discussion on them, tracks statuses and revisions, measures, and exports — and it does several things Xenmark does not do at all. If you are comparing capability, it is the broader of the two.
Xenmark is focused on the review itself. It is for the side that receives drawings: every comment numbered, pinned where it applies, and returned as two documents — a PDF showing where each comment sits and a spreadsheet saying what each one means.
If your whole team works in the drawings every day, Drawboard Projects is the stronger product, and the question worth answering is not which does more but which fits the job. Choose Xenmark when a few people run the review, everyone else arrives to comment and leave — often for longer than a guest pass lasts — and the handover is a fixed PDF and Excel pair.
Xenmark Free runs one active review at a time, start to finish. Drawboard Projects has a free trial but no free plan — the entry point is Team.
Drawboard Projects guests are free and can mark up — but the access is temporary: up to a week on Team, two months on Growth, six on Enterprise, after which the link stops working. A Xenmark invitation lasts as long as the project does.
The comment plan PDF and Excel comment register are the expected end state of the workflow, numbered to match each other, rather than an export you assemble.

The two are not priced in the same unit, which matters more than the numbers. Xenmark charges per month for the capacity to run projects; Drawboard Projects charges per user per month for ongoing members, though temporary guests are free on both sides. Each price is shown as the company publishes it — ours include VAT and are in euro, Drawboard Projects publishes US dollars and states no tax basis. We have converted nothing, in either direction.

It depends on the plan. Team allows up to 1 week, Growth up to 2 months, and Enterprise up to 6 months, chosen when the invitation is sent. Once it expires the guest's link stops working. Xenmark invitations do not expire.
It depends on how many people need ongoing access. Neither product charges outside reviewers, so the comparison is between Drawboard Projects seats at $29 or $39 per user per month and a Xenmark plan that does not scale with headcount. Xenmark also runs a real review on the Free plan, which Drawboard Projects does not offer.
Not as a native Excel file. A drawing export can include a CSV of comment threads and a CSV of issues with their comments, which you then open in Excel. Xenmark produces an Excel comment register numbered to match the comment plan PDF, as one of its two standard deliverables rather than an export you configure.
